Default In-Home Music Studio

Hello.

My brother and his girlfriend have finally found their own place to live, leaving me with a nice 2-bedroom apartment all to myself. I am turning one of the rooms into a music studio. I've got plenty of sound proof blankets. One of my friend's co-workers wants to record songs utilizing my studio and equipment. He offered to pay me.

Now the question is, what do I charge him? Per song? Per hour? Cost per song or per hour? I will only charge him if the songs turn out to be high quality.

What do you think?
